Limitations of Sealcoating

Many of our first time customers don’t fully understand the capabilities of sealcoating.  Most asphalt maintenance companies express in great detail the benefits of sealcoating asphalt driveways. The benefits are outlined throughout our website and social media as well.

In a nutshell, sealcoating is a preventative maintenance procedure that will extend the life span of your asphalt driveway as well as add to the curb appeal of your property. What most asphalt maintenance companies fail to disclose is the things sealcoating doesn’t do.

I must confess that until now Jet-Seal has been guilty of the same practices. We are continually trying to improve our customer experience and routinely have group discussions about things we can do to make every experience with Jet-Seal a positive one. The topic most discussed is the best way to educate our customers about our company, our products, our application methods and how we can separate ourselves from the competition.

Many of our competitors are honest and have just assumed that homeowners are aware of the process including the benefits as well as the limitations of the service. Some are not so honest and deliberately mislead, even making claims that are outright lies in an attempt to take advantage of you.

Many of our customers are first time homeowners. Many are first time owners of a home with an asphalt driveway, having had concrete or other types of driveways in the past. So, for those of you who are not experts in asphalt maintenance we have made a list of some of the limitations of sealcoating.

  • Sealcoating will not improve structural deficiencies.
  • Sealcoating will not fix damaged pavement or pavement defects.
  • Sealcoating will not level depressions or uneven pavement.
  • Sealcoating will not fill or hide cracks. We offer a separate product for crack sealing.

Please see our page on crack sealing to learn more about the benefits and limitations of crack sealing.

So keep this in mind; if your neighbor’s driveway is relatively new and well-constructed and yours is 10 or 15 years old, the driveways are not going to look the same after sealcoating.
